Friedman Village Villas offer carefree living on a peaceful campus.  The condominium-style residences are for persons at least 62 years of age who desire an active lifestyle that is free from the concerns of home ownership and maintenance.  The Friedman Village community consists of 15 two-unit villas as well as an assisted living facility and an activity center.  The villas are approximately 1,400 square feet and constructed on a crawl space.  Each villa has two bedrooms, two full bathrooms, and an attached one- or two-car garage, depending on the villa.  Some feature an all-season room.

Each resident is required to pay an entrance fee upon move-in.  A percentage of that entrance fee is refundable when the villa is resold.  There is a one-time, non-refundable application fee.

Residents of Friedman Village Villas have priority admission to Friedman Village Assisted Living for short-term stays and residency.  They also have priority admission to St. Francis Home if the need arises for rehabilitation or skilled nursing care.

Friedman Village Villas is part of the St. Francis Senior Ministries’ continuum of housing and healthcare services.  Facilities and services include independent living, assisted living, respite care, Alzheimer’s/dementia care, comprehensive rehabilitation services and skilled and intermediate nursing care.

Service Fee Includes

In addition to the entrance fee, a monthly service fee is charged to cover the cost of providing the following services:

• Real estate taxes
• Property and comprehensive insurance
• All inside maintenance, including major appliances, plumbing, heating and cooling, etc.
• Emergency health call system
• Lawn and landscape maintenance
• Snow removal
• Trash removal

Resident Responsibilities

Residents are responsible for all utilities, including:

• Electric
• Natural gas
• Telephone
• Cable television
• Water and sewer
• Internet

Special Amenities

• Full access to an activity center located on Friedman Village campus, which includes a full kitchen, meeting room, pool table and exercise room.  Center can be reserved for family and other gatherings
• Monthly scheduled activities, including pizza parties and resident meetings
• Numerous planned outings during fall, spring and summer months
